The house includes two very private bedrooms with ensuite baths.
The New Orleans half-tester (canopy) bed was refitted for a queen sized mattress. The second bedroom can be configured as a king or two twin sized beds. Each bedroom has a large modern rain shower. The master includes the original claw-foot tub.
Rental includes use of the kitchen and living areas, front wrap-around porch and rear deck. Your privacy is assured as rental includes the entire house.

All reservations require a deposit with full payment due prior to your arrival.
State and local occupancy taxes (13%) will be added to the nightly rate. Cash/Check, MasterCard, VISA, Discover, American Express or PayPal payments accepted.
Rates and policies are subject to change and vary during high impact periods and for some special requests.
Two-night minimum is required.
Bookings during Round Top antiques week and for area Festivals must be confirmed with payment in full prior to your stay and are not refundable.
No smoking is allowed in the house or on porches.
Children 12 and older are welcome with adults.
Pets cannot be accommodated.
Cancellation Policy
Due to our intimate size, any cancellations affect us significantly. Consequently we adhere to a strict cancellation policy. Please reserve thoughtfully. A deposit is required upon making the reservation and full payment is due prior to your arrival. Your payments will be refunded, less $50.00 if we receive notification of cancellation 14 days prior to arrival. After 14 days the deposit is non-refundable but may be applied to a rescheduled reservation. Cancellations within 48 hours forfeit deposit entirely. *** Please note that all reservations during the Round Top and area Antiques Festivals, Bluebonnet Festival, and the Scarecrow Festival must be confirmed with payment in full prior to your stay. Cancellations will result in the forfeiture of the entire payment, so please reserve carefully. We believe you will understand this policy as these are our peak events. Your reservation is not complete until we have contacted you and confirmed your request.
